Nice, atmosheric guesthouse, owned and managed by a french family. All speak english and owner speaks german as well. The guesthouse is good located in the oldtown of Chiang Mai, have seen all Must-See by walk. The rooms are ok, maybe some maintenance need in the bathroom. The staff is very friendly and helpful. Downstairs it could be a bit noisy when staff start at 6 am to arrange all for breakfast. Upstairs it' s a bit noisy because of partynoises from I don't know from where.

We really liked the finishing touches in all one, the fans, umbrellas and pictures on the wall just made it that little bit nicer. The terrace and bar area were relaxed if a bit quiet, main down side being bitten by Mosquitos/midges. About 15 min walk to the night bazaar and really handy for a range of bars & restaurants. Staff were very friendly and helpful! We stayed either end of a jungle trek and our bags were stored safely for no extra charge until we got the night train back.

Predominantly French populated guesthouse in an excellent location amidst a swarm of other guesthouses, bars and restaurants in a popular area of the old town. Room was spacious and comfortable enough for the price paid (if you don\'t mind showering over the toilet). The outside courtyard / bar / lounge was excellent to hang out in and chill and the owners were very helpful, made us feel welcome, and dished out plenty of good advice, not only about Chiang Mai, but for the rest of our Trip

room was pretty clean. receptionist who i think was the owners daughter was quite rude and unhelpful - reading other reviews, seems many others have had this same experience. other staff was quite friendly though. lots of stray cats around.

well, i have heard about you yelling because we don t take credit cards, your attitude was rude enough to get a rude answer, mine would have been way more rude. one more time, it is not because you are a customer that you can allow yourself attitudes you probably would not allow yourself in your country. the 3 on 5 about security, for example, is based on what? not a single problem in 6 years now. what should we do to get 5, for you ? Chiang Mai is probably one of the safiest place on earth to travel, especially for single ladies. Gilles, All in 1 Guesthouse

In general a decent place to stay with clean rooms and semi-clean bathrooms (a bit old and not well-maintained). The owner is very friendly and helpful, which is not true for most of his staff, though, as thez are rather unfriendly and not helpful (and they also have a very poor command of English). So although the stay was ok, I think you might be able to find cheaper deals with the same quality of lodging.

I just would like to say that, if i remember well, english is not the thai national language and if you take your time to talk a little bit slowly with the Thai people in general, you will have an answer. now we are not a five stars hotel but a guesthouse and again, with all these different accents, it is sometimes not easy to understand some guests. and sometimes some guests have as well a rather unfriendly behaviour too best regards from Chiang Mai Gilles, All in 1 Guesthouse

We would recommend this guesthouse. The staff is very friendly, helpful and full of good advises. One girl who is sometimes at the reception (the daughter of the owner) was most of the time rude, unhappy and not very nice to us customers - this was a bit annoying! The rooms are really nice, eventhough the WIFI connection was not working. The breakfast is good as well. We would go back...

Very good hostel, I would stay there agian. The breakfast is nothing special but there are a lot of very good restaurants in the area for very good and cheap breakfast or lunch\dinner. You can rent very cheap scooters. The owner and the two guys which work there are very friendly and funny.

Loved our stay here, is located in a pretty decent location, not too far from anything. Wasn't quite in the backpackers area, with most of the surrounding premises being located by middle aged men. Rooms were clean, and the owner Gilles really made you feel welcome, although at the time of our stay we seemed to be the only English there - with the rest French!

Large room with a double bed, private bathroom, mini refrigerator, chest with hangers for clothes, fan and A/C. Free towel. Breakfast not free. Laundry service charged 50 baht/kilogram, but just down the street you could get it done for 20-30 baht. Female receptionist with a British (?) accent was a little impatient. Eating area comfortable, loved the decor. Warning: there are a lot of cats at the hostel, sitting on the chairs, lounging in the hallways. Stay away if you're allergic.
