It is very deceiving to state that you have a kitchen when it only says in the 'fine print' that no cooking is allowed. We were not able to use the stove or oven to cook anything. Other wise the room was adequate and the breakfast buffet was really nice. It was a good stay.

The room was surprisingly small and the walls very thin, you could hear the neighbors talking. But it was everything we needed, just for sleeping! Very clean! And a beautiful walk for breakfast every morning. Very nice staff! We would definatly come back here for this price ;)

Although this place had a great location the staff was not that friendly or helpful. They made us move rooms to a place across the street on our last day without telling us before right when they wanted to do it. Also, after asking if we could have a later check out, room service still showed up and tried kicking us out. The person who originally told us it was okay did not tell anyone else. Definitely some miscommunications with the staff. Also, not the worst thing, but the bed was rock hard.

It's super close to the train station, lots of restaurants, and a grocery store, and the provided breakfast was decent. Difficult to find, you have to follow some really subtle signage and then the staff have to find you. Generally clean, but our toilet backed up into our shower on the first day, which was really terrible. Bathroom also made some sketchy noises when flushing the toilet. A good place to stay generally, but the entire time we were afraid to flush the toilet.

Friendly staff, clean room and great location... This B&B is ideal for small budgets.

It was good value for the cheap price but the check-on was really hard to find because it was in the other side of the street. The rooms were also very small.

Don't book this B&B We arrived at the address and we couldn't find the name of the hotel on the door. We asked somebody on the street and finaly a guy came to us and said I am sorry we cannot open the door of you room so you will go to another hotel. The room was clean but very small. The next day we thought that they would transfer us to Ariana B&B but not at all. They transfered us to another hotel with no hot water and no kitchen.

Ariana B&B really nice and cozy place to stay in: room and bathroom were clean, bedding and towels are changed every day - same like in hotel :). Wonderful thing is possibility to get coffee or tea at any time on day run. Unfortunately there is no Wi-fi, but there are plenty internet cafes around. Oh one more thing to remember - Don't forget to close elevator doors :) , there lives neurotic Italian neighbor, who doesn't like to do exercises to 5th floor :D.

It´s probably the best Hostel I have ever stayed in my entire life, 5 continents. The facilities are those of one great 5 star hotel, the bed is huge, the room is wonderful, and I could never listen to other guests. It´s located at very best point of Rome, just 2 blocks from Termini Train Station, and abou 10 minutes walk of the Coliseum. I Recomend. illyushin, from Brazil.

The room was located in a beautiful residential building and it was very close to Termini Station. Good and cheap food places nearby, like the pizza place right on the corner facing the station. Friendly staff and adorable and cozy room, with paintings on the wall and warm floral blankets.

It is not a hostel - so no socializing in the common room. Instead it is a great apartment-like B&B. Very nice rooms cleaned every day like in the hotel! Both bathroom and kitchenette were very clean and convenient. The breakfast is rather light but there is a supermarket nearby and lots of cheep eats. The only downside was the lack of stove (microwave only) and internet but anyway it is agreat option for a and stressless and comfortable stay in Rome where is so much to see!

Location really good (in front of church Santa Maggiore, just a few streets from Termini station), but if you are 4 people in the same room, it's too small. They add to the normal room (that is not a huge room) a bunkbed thats doesn't seem really safe, and the space was totally reduced. If you are more than 75 kg and more than 1,75cm, these bunkbeds are a little bit inestable. The bed and breakfast is just a flat with some rooms, everyone with its own key, and nothing else, for example no staff

A beautiful place, it's a little bit strange that the staff isn't in the same building that you, so you have to be precise at your arrival time, in order for them to find you walking around the building. Apart from that, everything was great.
