The location was not great. You cannot walk to the city or any of the main sights from the bed and breakfast. There is a bus stop right outside it that takes you right to the city center but it is about a 25-30minute ride. I didn't see all of the guest house but I didn't think my room was worth what I paid. The staff was nice but not overly helpful, breakfast wasn't that good either. I found the pictures online to be misleading.

Owner Comment (Show)
First of all we are 15 mins by bus to the centre of the town. This is a no.44 to Princess St. Because of the tram works, this guest made a complaint as the bus was delayed at the roadworks. This is not our fault. There is also a no. 5 which goes to Meadowbank sports centre and followed by a short walk to Holyrood Palace. The bus takes 8 mins. The walk takes 5 mins. The room was £25 per night minus the 10% commision which the agent takes leaving the cost £22.50. Included in this is a full Scottish breakfast AND a buffet of cereal etc....Free WiFi, 24 hour access to the room and free car park. She also complained that she paid £20 for a meal in the centre and it was terrible. £2.50 more than she paid for all the facilities that we offered! If the readers look at our reviews, breakfast is high up in our reviews along with cleanliness and friendliness. This guest paid for a "petite" room and was given it. The reason why we were not as overly helpful to her was because she complained about everything in general including the weather. We were glad to see the back of her.It was a pity that she stayed three nights. One night was too long.
