This is a great place, if you are looking for a quiet & clean place to stay. Location isn't great but easily accessible by bus if this is what you are looling for.

Lovely guesthouse in good location, bus stop right outside for a cheap ride into the centre. Served wide range of breakfast options and owners were friendly and informative. Really enjoyed our stay and would recommend this guesthouse to others.

I visited Edinburgh for a night and stayed at the Aynetree Guest House. What a wonderful experience and great value for money. The place was clean, well maintained, and very comfortable. The couple that run it (she was Anne - not sure about her partner) were really helpful and knew a lot about Edinburgh. Bus right outside the house straight into the city centre is very easy and costs £1. The amount on offer for breakfast lasted me the whole day. I go to Edinburgh quite regularly and usually stay in a centre hotel, but the parking prices are terrible. At the guest house they have a large car park and it is free - so from now on shall stay at this guest house. Try the Mitre for good pub grub in the Royal Mile.

Very friendly people. We liked the stained floors in our room and the feature fire-place. The bus was very frequent to the historical centre nearby. We enjoyed the ghost tour also and the Castle. Would come back here. Breakfast very good.Thanks.
