Our room was very old and in terrible condition. the shower curtain had mold on it. the power outlets were old and you had to hold the plug when charging your cell phone. WORSE: there was a problem with the water tank and the water turned brown with bits of metals in the toilet, sink and shower and made it impossible to use. They told us it is because of Songkran (water festival) and it was not fixed immediately (We had to share a bathroom outside to wash our face) other rooms looked renovate

We came for Songkran and it was the perfect location right next to the festivities at Thae Pee Gate. Also close to most of the cooking schools and some of the bars people recommend, as well as the night bazaar. The staff were great and helped us figure out how to get around and be safe. It was a very peaceful and quiet stay as well.

Great Location! Nice outdoor common area with hammocks. Breakfast is small but good. The staff leaves at night and leaves a gate open, so security isn't much but it is a safe area.

We really liked this place! Very calm and quiet but only a short walk from main areas. Lovely staff! It's not a party place or wouldn't be a great place for meeting other people though if that's what you're after.

Privacy is a problem. The transparent curtains let anyone passing by your room can see in the main part of the room where your bed is. Screened windows with no glass let anyone passing by your room hear whatever is going on.

Nice place just inside the city walls and a few minutes walk from Thae Pae gate. Very quiet and relaxing with a nice communal area with hammocks, books, fans, etc. Breakfast is a buffet of cereal and fruit. Room was basic but had AC and hot water. I gave it a very low mark for security because between 6pm and 9am there is none. But, that doesn't seem to be an issue as there doesn't seem to be any crime!!! Nice, peaceful, guest house. The receptionist is really lovely too.

This guesthouse is at a great location, very close to Tha Pae Gate. Everything in the old city is a walkable distance. The staff is nice and helpful, but not the most personable. The breakfast is a basic continental style: toast, cereal, and fruit. Rooms and grounds are always clean, and it's nice that they have bins for recycling. Common area is a chill place to relax. We stayed for two weeks and had no complaints.

we had a lovely stay here in Chiang Mai with extremely friendly staff! I would recommend this place!

Good value for money. Spacious rooms, clean and ideal for your backpacking needs. Cons: you have to pay to use the computer (altough free wifi) and breakfast isn't included. Great location close to the main street but far enough that you're not disturbed by noise or confusion. Recommended.
