This hotel is a small family-run hotel with excellent location and the owner is very welcoming. He provided me with detailed description of the city centre of Florence and showed me on the map (he gave me the map!) how to get round and what attractions are recommended for me to go. The bed is very comfortable and I slept like a log that night. The linen and pillow cases were impeccably clean, just like brand new!! The hotel is very easy to find and soooo close to the attractions. excellent!

Fabulous place. The host is the best - made time to individually tell us about Florence and what to do, how and when. We did most of it and had the best time ever. What a man - he clearly loves his city. Breakfast was individually cooked and such value for money. I would have liked to stay longer. I would definitely go back.

Bright, clean and in a great location. 5-10 minutes walk to almost every sight in florence. The staff are friendly and welcoming. We were given a map and recommendations of places to see and restaurants to eat at. Every place recommended turned out great. The street below is quite noisy so i would suggest ear plugs.

Great stay at this B&B. Breakfast is 3euro but should be more as Giovanni puts on an excellent spread of food...toasted sandwich, yogurt, coffee, hot chocolate, croissants etc. Giovanni the owner is friendly and helpful. Premises is kept clean and tidy. There is no common room or kitchen facilities.

Can't really fault it. Friendly greeting on arrival. Useful quick discussion about good places to visit. Secure rooms. Lift. Rail Station within easy walking distance, eating places in streets near, and well placed to stroll to all the main sights. Good wifi. Breakfast was highly recommended by other guests I spoke to, but I tended to skip it to be out. Would definitely use for future trips to Florence. I'd recommend the big corner (double) room with view of river over any hotel.

A home away from home, we were greeted with a beautiful welcome to a beautiful city. The host was so welcoming, and having not much time to see so many places, mapped out a perfect tour for us. Recommended to all, and with only 2 minutes walk to Ponte Vecchio I couldn't have chosen a better place to stay.

I would recommend Franz House to anyone coming to Florence...its prime location, reasonably priced, and nice! Giovanni was a great help too!!

The most important thing to note about this hotel is that you absolutely must check in either during the listed times or at the time you list on your booking. We got it for a steal because of the off-season, and the room was very nice and we could see the Arno from our window. It's not especially close to the Uffizi or Ponte Vecchio, but everything is walkable in Florence.

This hostel was absolutely wonderful and I would reccommend it to anyone travelling to Florence. Rooms were clean and very nicely decorated (usually in this priceclass you get whitewashed rooms), bathrooms were clean, owner was very nice, cooked up a nice breakfast and was generally very helpful. Location is excellent too - top marks all around!

Very nice hostel. The owner is very kind and makes a very good omelette at breakfast. The location is PERFECT, is just in the middle of Florence and you can go walking to everywhere, no need to use public transport. The owner recommend us a very good place for lunch, I definitely recommend you to ask him for it if you go to Franz House.

here is so clean! everyday staff always clean the room but a little cold...... staff told us specific route around here it is so helpful and breakfast was so tasty and full

It was a great stay, the only thing is the wifi worked in ont half the room. But it was the outermost room so I'm sure the other rooms woulda be okay.
