I booked a couple nights at Hotel Tessin around the Munich Marathon because I needed a quiet yet accessible place to get some rest on the cheap, and Hotel Tessin served perfectly for this. The S-Bahn is closeby, the staff was friendly, the rates reasonable. I appreciated Hotel Tessin greatly.

Hotel Tessin advertises itself as business and budget and that's what you get -- a very clean but small and basic room for a good price. Even though there is nothing to do in the neighborhood itself, the hotel is across the street from the LAIM S-Bahn, and trains run very often to the city center and the airport (I never had to wait more than 4 minutes for a train). It is also right next to the bus to the Schloss Nymphenburg.
