nice guesthouse! i enjoyed staying at UB Guesthouse. the double rooms are really nice, great showers, quite big, and very clean. it is also good to have breakfast included. the area is a big rough, but ok (it takes about 15 mins to walk into town). The laundry service is a big bonus (very cheap and fast), and the fact thta we were able to leave our lagguage for free at the hostle is good too. I guess for the price per night the overall setting was ok...I stayed in the central location (peace avenue).

We stayed in a very comfortable double room with ensuite which was far superior to the hotels we've just stayed in in Russia (although TV reception was awful!). The area is a little dodgy at night but it's only twenty minutes walk to Suhbaatar Sq. and 5 minutes from the railway station. Breakfast was uninspired but the staff were helpful and picked us up from the train at 7am!
