staff tried to charge additional fee for breakfast.

Nice clean room with ensuite, towels and soap provided. I read one review that said they were not so took my own. The landlady was very helpful and let me drop my luggage off during an interval during the magic weekend. Breakfast was excellent. The hotel lies about 400 yards off the main cheetham hill road so asking directions if you stay is an advantage. I was using public transport and buses run every ten minutes to city centre which was great.

Thank you for taking time to write the above review and look forward to welcoming you again. Thank you for your custom.

1/ Staff not friendly at all. 2/ No toothbrush and tooth paste provided in the bathroom and they only provided one hand towel for us to share among 3 people. 4/ The 3 single beds are different sized with two so small that a normal man would fall when turns. 5/ The staff want us to check out at 10:30am and they came at 10am to knock on the door to wake us up!!! 6/ Staff said 'be quite in the evening, as people need to go to work tomorrow' which is Saturday.

Thank you for your comments. However, we are a Guest House; as such do not provide toothpaste and toothbrush in the bathroom. If asked, we might have been able to sell one or two to you. Thank you for comparing us with a five stars Hotel. The three single beds in the room are not the same because of the room shape and nobody has ever fallen off it. We have never had any complaint, but thank you for your observation. It was not our intention to ask you to keep the noise down at about 3/4 a.m. but as other residence were going to work the next day or in few hours to that time, we had to represent you both. As a lady and gentlemen, we are certain that you do not want the other residence to label you, a paid public nuisance. Moreover, the contractual check out time is 10.30a.m; if we did not therefore wake you up around 10am for breakfast which you declined, you would not have been able to check out around 11.15 a.m. when you did. If you have requested for extra time on your arrival, it would have been taken on board. Also, if you had told us that you do not want breakfast a night before, we would not have woken you up for breakfast. Remember, on your way out, our Hotel personnel asked if you would like a cup of freshly brew coffee! Furthermore, three bath and three hand towels were provided on your arrival into the room but you were asked if one or two hand towels should be removed as it was a one night stay. You agreed that two hand towels could be removed to which we thank you and commented that it will make the environment more friendly! We look forward to welcoming you again as you are a supporter of small businesses. Thank you for your custom.

Not a great area but guest house was fine. Room was small but clean, bathroom was good enough and the lady that was in charge was nice. Not sure about food since I left early.

Very nice, clean, comfortable, lovely family. Short taxi ride(or bus!)into town

The landlady was very welcoming. I wouldn't recommend it to all you party animals as she wanted me in by 11pm and there is no night life in the way of pubs and clubs in the area. You are a very short cab ride to the city cnetre though

only there for one night, but it seemed to be fairly out of town.. made up for this by being super clean and very friendly - a young guy there even called a chinese food place and ordered food for us when we got there starving! breakfast was also quite nice

Charming lady looked after the service

Perfect hotel, clean, quiet, safe located 10-15 min walking distance from victoria station, Breakfast included. Staff very friendly and level of service reaching the level of some of the best hotels. One of the best quality/price level I ever experienced.

Dear Familiy! It has been a nice stay at your hostel! For information: it is situated in a quiet surrounding, - near to a romantic old church ruin, which cannot be visited. It`s only three minutes to a bus stop of bus number 135 towards Shudehill Interchange and the City of Manchster City / Picadilly Gardens (from rushhour till 20.35 every 10 minutes!)is something I do like very much. Thank you very much for your hospitality!

there was zero tolerance for check-out and breakfast time. the area didn't feel to be very safe at night it was advertised as "close" to Victoria station and MEN Arena, but it was bus-distance.

We expect late check out to have been pre arranged; also, it would have been nice to turn up for brakfast no later than 30 minutes after closing hour. We are approx one mile from Victoria station. Some customers said it is about fiteen minutes walk.

The free breakfast is excellent, but it\'s a bit too far from the city centre.

The staff weren't really friendly. They tried to be, but were not really into it. I didn't feel a welcomed guest, but a nuisance they had to bear because it's business. I wouldn't recommend this hostel nor I'd go back unless they changed they attitude towards their guests.

We found the hotel very clean, the people friendly and the breakfast good. It was not too far from the city centre.

Cheapish, clean and friendly, good bus connections. Small rooms. Dead neighbourhood. Breakfast only at 9 in the weekends, so missed one. Asking both tomatoes and beans instead of meat, got tomatoes and the answer about the lack of beans was "yes, I know". With one egg they looked rather orphaned on a plate meant for a full English. I did get more than one butter button after asking. In Friday night a false fire alarm went on, and other guests started banging doors before 7. Saturday was quiet.

Very friendly woman running the hostel, ideal for matches and nightlife afterwards, 10 min walk to train station 15 mins to city centre. Couldnt complian even if i tried.

Visited Manchester to see a Man United game and stayed in this B&B with 2 friends. The location is terrible, felt unsafe immediately and considered cancelling the booking. The owner was not pleasant at all and made us feel unwelcome straight away with her attitude. The room was fine. Would never stay in this place again.
