The place is an apartment where the owner rents the rooms! Is good located (600 mts from San Giovanni metro station), clean, but kinda weird to stay in a place where you dont know anyone of the other rooms and with no staff people near. Our arrive was a little messy, I e-mailed saying that we will arrive around 13pm and when we got there, at 13:30, the owner had already left, so we had to wait almost 40 minutes in the sun for him to comeback. Its worth the price if you look for a bed
The address stated is not where our room situated. Host Massimo led us to a newer house. He is a friendly and humorous Italian. House clean and cozy; our room well equipped with a bathroom. Housekeeper cleans the room daily. Breakfast comprises crackers and croissant. Plenty of coffee machines and coffee powder to use in the kitchen. Fast wifi. Quiet neighborhood. Around the house is St. John Lateran and holy cross cathedrals. Though a bit far from major sights, this is a very enjoyable stay.
The room itself was okay, good sized bathroom. Wasn't really a B&B, it was just packaged sweets. Was too far from the city to walk so would need to catch a taxi all the time which isn't ideal when most of the taxi drivers try to rip you off. Also very noisy with ambulances going by. Would not stay there again.
For a BB it is okay, no luxury, but good location and clean room and beds.
Wasn't really a bed in breakfast. We were left store bought croissants and danish's in our rooms. Wifi was abit difficult to access from our beds. We had to walk to the hallway to get a better connection. Other then that, we enjoyed our stay. Conviniently located close to the colosseum but still a bit far from the rest of the attractions but that's because rome's main attractions are very spread out.

Good location and price. The owner was very friendly and even came to meet us at the accommodation after midnight when our plane was delayed. Breakfast was average but there is a great cafe where you can get a coffee and pastry for 1.60 euro just around the corner. We couldn't leave our luggage on the last day which was a bit inconvenient. I would stay here again.
We had the double room with ensuite. The room was a converted lounge room with French doors that were covered in wall paper. Light and noise easily came through. The main road is busy, there is a hospital near by and ambulances come past regularly. If you like to sleep in, this is not the place to do so. Kitchen and rooms were clean. Good wifi. Don't use the washing machine, I was told off by the Nona that cleans the rooms its not for the guests. No signs, so good luck finding the place.
The staff entered the room without knocking the door, just a bit impolite. The staff is not good at English, it will take time for communication.
Massimo seems to manage a number of converted residential apartments. We like the San Giovanni area so were not too put out being moved on arrival. Others may not be so obliging or gracious. Facilities in the Felice Rooms (where we stayed) were just adequate but not good enough to self cater. Wifi was good. We would not plan to stay here.
The place was just 200 meters to the Metro station "S. Giovanni" and several Tram and Bus lines (another place near Piazza Santa Croce in Gerusalemme n 4, the owner has different appartments). In the appartment everything was new, clean and quite. There is a kitchen and daily room service. Breakfast was (as in most hostels) moderate. WiFi and TV is included. We recommend it!
