10-15 mins walk to UB center. 30 mins walk from train station. I think it is their home, so you'll stay in their basement in a dorm. (There are two) feels more like a homestay and like you are sometimes in the way of their daily lives. If you want to cook, you have to pay for the gas (which was a big minus) and laundry service is very expensive (3 USD per kg) but you can do it yourself and wash in cold water for free outside, so that was good.

Very friendly and welcoming staff. I stayed in the 6 bed dorm on the bottom floor. It was a little damp and cold if you had the bed out of the sunshine from the window. Wonderful breakfast, feels like a home (I think it's a converted apartment building). Suggestions: shelves or hooks in/near showers so there is a dry place to put your clothes, more power outlets in dorm rooms. Good location, very peaceful and quiet. Would definitely stay here again.
The house is new built and they are still establishing. The dorm rooms are in the basement and the rooms are cold and moisty. There are no lockers in the hostel, but the owner is always available and the doors are closed during the night. Facilities are basic and there is no cozy common area. The owners are English speaking & very friendly and try to help where ever they can. The location is out of the very city centre in a quiet neighborhood. You can find a lot of restaurants and shops nearby.
