The location of the B&B is great for visiting the Vatican and you can walk to the city centre (25 min). There is a bus (64) from the front of the B&B to the centre, but the problem is that the buses are always crowded (from centre to B&B). The B&B offers all your basic needs, so for the price you pay it's a good place to stay. The owner is friendly and likes to have a chat. He makes you cappuccino in the morning for breakfast :). Room was clean, water and heating working. Wifi not so good.
