Do not try to walk here from the station, just bus #92 is enough from the Milano Centrale Station. It was hard to find door number 32 because nearly there are not any numbers on the doors of boulevard. Location is not bad if you employ metro/tram/bus system. The room was sized, with TV and WI-FI, however there was no refrigerator. Finally the Chinese lady and her son from the staff were very very warm and helpful. She even gave us a gift for honeymoon. Requested.
First thing to say it's not near to the main train station, with over-20-minute-walk. However Claudio is a great guy. He welcomed us at the elevator's door, gave all required info for the city, instructed about working of coffee machine and in the morning presented a very glamorous breakfast. The B&B is a apartment of a building. Our double bed room and bathroom were very sized and had a long and wide balcony. It was very nice to dine in this balcony facing the boulevard. Absolutely requested.
The double bed ensuite room and bathroom were very very small. We could not find a space to open our suitcases. We were lucky that our room was in first floor and catched WI-FI. Because people were sitting in steps to catch the internet. The receptionist lady was helpful. The window faces a nice square. The location was good with a 3-minute-walk to Santa Lucia Station. I think the price was reasonable under conditions of Venice.
Although it is close to Termini the price was overrated. You can find tens of accomodations at this rates in Rome like this. Room was sized enough and clean, while the bathroom was too narrow. The day lady at the reception was a little cool. However the fruit dish in the room was a surprising kindness. The next day lady was very helpful and gave us two umbrellas free. For those who knows Termini area there are several places to eat.
