General Group Booking Terms

By making a group reservation through you agree to the following terms and conditions as set by and as set by the hostel in question.

  • In order to make a group reservation on it is necessary to pay a deposit. The balance is due directly to the hostel according to their payment conditions.
  • The booking deposit is non-refundable.
  • Please note that any cancellations must be notified directly to the hostel at least 24 hours in advance of your scheduled arrival date, unless otherwise stated in the hostel's conditions.
  • are not responsible for changes or amendments to your reservation once it has been processed. All correspondence with regard to changes to your booking need to be dealt with directly with the hostel.
  • Cancellations for reservations must be made directly with the hostel and must conform with the individual hostels cancellation policy (see below)
  • It is your responsibility to pay the balance of your accommodation cost to the hostel in accordance with their payment conditions (see below). Failure to do so may result in your reservation being cancelled by the hostel.
  • Individual hostels may have special booking conditions relating to group stays, please read the hostel booking conditions carefully before making your reservation.

Hostel Specific Terms & Conditions

The remainder of the amount due will be charged to your credit card ???? Should numbers or room selection change, the per person deposit times the number of people who actually travelled will be deducted from the total accommodation charge levvied by the hostel.

The following group types are not accepted by this hostel: Holiday with Friends, Junior / Primary School, High / Secondary School, College / University, Business Trip, Stag/Hen/Bachelor Party, Sports Group, Cultural Group If you have misrepresented the type of group you are booking for, your booking may be cancelled by the hostel."

Any cancellations resulting from agreement to these terms and conditions under false pretences will result in loss of deposit.

Property Description

House No.11 is located in the old-town of Chiangmai, where guests can walk and explore many temples.

House No.11 is a 4-story building behind the well known local market. There are 10 private rooms and 1 dormitory (Dorm). The private room is equipped with air-condition, LCD Screen TV and hot shower. The big terrace is also available, where guests can see the Doi Suthep. 4 bunk beds in the dorm, which can consists total 8 members . Our Dorm's bathroom (share bathroom) also provides hot shower. We also provide a private locker for each bed in dorm too. Lastly, Our guesthouse is FREE wifi!! View House Rules

    The place was clean and reasonably priced. The staff made the experience great and were very helpful with booking tours and giving tips about where to find best prices in town. Overall it was a great experience!

    Rooms were spotless and we could ask for room clean (which included new towels and soaps). You do need to purchase your own toilet paper but we knew this from other reviews. Staff were friendly and helpful and location in old city is great! For breakfast I went to a juice bar only a few mins walk and there are also plenty of good coffee places as well. Check out the Churro Gato cafe on same road if you want avocado on toast! We extended our stay and would happily stay here again

    I reserved a private room and was happy with it. Especially for the price. The room was big and had a private bathroom and shower. It also had a small balcony and chairs which was really nice as well. The staff were SUPER friendly and helpful. Even helped save me a lot of money by telling me how to get taxis to and from Doi Suthep and paying 80baht instead of 800baht. That was awesome! The owner speaks great English and is always willing to help you if you have questions about how/where to go.

    Only stayed here for a night but it was a good stay. The man usually at the reception desk was super nice and helpful and spoke perfect English. The location was perfect; really close to Tha Phae Gate and on a street that had lots of little restaurants and cafes to try out. Only drawback would be the lack of a window in our room and lack of elevator (we were given a room on the third floor and had big suitcases to lug up the stairs).

    Staff was super friendly and helpful. Spoke great English and helped us find tours/ activities to do. Room was clean and bed was comfy, en-suite with actual hot water was amazing. Would be nice if they had toilet paper, and more outlets per room. Great price and stay overall.

    The owner (I assume) was always there and very friendly. We were only there to catch our overnight bus the next day but I could tell that if we were there to visit Chiang Mai that he would be more than open to suggesting activities and sights for us to see. We had a private bedroom and it was very clean and neat, we even had our own balcony! I did find it weird there was no toilet paper offered but not a huge issue - just bring your own!

    We booked two single beds and were placed in a room with no window & we had to push the beds together to reach the shelf to put our bags. Plus there was no toilet paper and we had to make a mad dash to the 7-Eleven. We were also used to getting two bottles of water with our steak, which didn't happen. We were happy to leave and found a much nicer place in town for the same amount of money.

    Booked this place based on good reviews and it turned out to be the most uncomfortable stay - lumpy pillows that make your ears hurt, jail blanket to cover the average thai, paper thin walls and windows, one outlet, no toilet paper, shower is ice cold, bed makes your bones ache. I’m pretty sure I heard buddie light his cigarette on the main drag from the 4th floor that’s how loud it is in this place. If you think a few beer will help, think again. For $19/night not worth it, make it last resort.
