I was hesitant because previous reviews for this place on your website had not been good. So, we were very pleasantly surprised by the facilities and by the owner’s approach. He doesn’t try to oversell, is totally honest and, in fact, delivers .

Indeed a nice and comfortable place to stay! Directly in the center, clean rooms, really nice and friendly staff! After a long day I was also happy about the clean and spacious bathroom. The perfect location in Orvieto. I had a big room for myself with an awesome view over the small lovely street. Definitely worth the money and the best solution in Orvieto for travellers that don´t want to spend so much money and still want to enjoy this wonderful town! :-)

Orvieto is a big surprise in our journey, considering its unique location and amiable atmosphere. We are assigned a family room with a double bed and a single bed, plus a private bathroom, a good value as of our order was just for 2 guests. The room is next to the narrow main street, maybe a little big noise in the late night, but ok for us. The interior deco is very nice. The staff are nice, no english speaking though.

    Very Good

Was shocked at first when the address and photos on the app showed us a pizzeria! We were actually staying in rooms adjacent to the restaurant. Gentleman that owns the property was very nice, we were staying as a group of 2, and booked a private double doom, but were shown to a room with 5 beds so were unsure as to whether we were going to have company during the night. Great location and value for money.

I understood that I was to have breakfast included in the price I paid and I didn't get it. Security was a problem as my door key also worked for another room that I was able to use for a "good"shower. The shower head in my bathroom didn't connect above.

When your alone you can choose a bed (which where clean) and have a lot of space for yourself. Was difficult to un-/lock the doors, especially the front door which I often needed help with. No idea when time to check out is. But what really annoyed me (although I am not picky!) was the bathroom: Stinked of sewage, not clean, no shower curtain for the bathtub/shower and the water in the bathtub took more than an hour to run of (drain was blocked by dirt). Sad, could be such a beautiful flat!

Upon arrival, they told us we needed to go to another hotel. After an our of confusion, they told us they had overbooked their rooms, and we had to walk a mile out of the way, and pay for an extra two tram tickets to stay at a much worse hotel. Overbooking the rooms was not our fault, and yet we had to pay the price by staying very far outside the city, when we had purposely reserved rooms near the city center. Now they haven't refunded the reservation fee, even though they promised they would.

Host wasn't very nice. Didn't seem to care for me and gave me no worries about where to park my car. He was very brief. Seemed like I was a hassle to him. There was no internet. Not a great value. Wouldn't stay there again.

Our room smelt very strongly of body odour. There was no way to close the windows either as they were very high up the wall, given that I am 200cm tall it's pretty unusual to not be able to reach things! I imagine the stench of stale body odour and forced window opening meant that there was a constant cloud of flies surrounding our bed. In the morning we even had a group of local cats attempt to come in the room. I can comment more if needs be but they were the two worst things
