Cloisterbank guest house is a family run. comfortable and well located house which provides superior budget accommodation. We are easily found in a great location in Dundee. We believe that guests come to get a goods nights sleep so if you want that without any disturbance or noise then we are the place to come to and for this type of accommodation we are almost certainly the cheapest in Dundee and surrounding area. Our guests have the the freedom to come and go and do as they please and do their own thing. If they want any advice or help then our staff will be more than willing to help
We have a mixture of 7 letting rooms comprising of twins, doubles and dormitory's and on the ground floor 1 x en-suite rooms suitable for disabled access.
We have 3 communal shower rooms and 2 bathrooms. All rooms are central heated, double glazed and have wash hand basins.
We have a large communal dinning / lounge room and a kitchen with restricted access to guests but is available by arrangement prior to, or on arrival. Free on road parking and safe secure off road parking available.
Prices do not include breakfast.
Towels are also available at an extra charge of £1 for the hire per towel with a £5 returnable deposit.
Please Note:
Cloisterbank accepts credit or debit card and payment on arrival and a 3% charge is payable of the amount paying by card. Card payments go through our sister business The Struy Guest House so that what will show on you card statement
We require a deposit of £10 for the keys on arrival which is returnable on return of the keys on departure.Photo id (passport/driving licence) is required on check in.
Check in times by arrangement or from 11am to 10pm. later check ins are acceptable but are subject to a extra charge every hour after 10pm. Details on request

We manage to keep our prices competitive as we dont have staff on duty 24/7 and so we pass these savings on to our guests so a self service check in system is adopted when staff are not available to check you in. A mobile phone would be helpful so that you can call us and we can give you information of how to check in when you arrive at the property.
Details can be given to guests that book room if required.
You may cancel your booking up to 48hrs hours before arrival. Less than 48hrs notice the first night will be charged.

Technically speaking, you get what you pay for. The building is in a state of disrepair, with a huge structural crack in one of the main walls and appliances with long expired PAT testing. The dining room boasts a ripped sofa, unknown stains on the carpet and if you're lucky like us, remains of somebody else's cooking from who knows when. The bedroom includes deformed mattresses and weird stains on the bed skirts. The shared bathroom is uncommentable.
Safety and cleanliness should be a given.

Bed sank into a V shape when my daughter sat on it and she weighs less then 7 stone.
TV signal was turned off by after a while by the manager. Alarm kept going off during the night and early morning. Contacted the owner he told me that the manager is away and can't do anything.
Condition of the property is horrendous.
We moved out to another guest house the second week we were staying in Dundee . Avoid staying there unless you have no other option for your dates. Overpriced Stay at the Ibis

I didn’t actually see staff, e-mail then when I got to door for property I phoned the telephone numbers posted on door to I eventually got someone. They then asked me to text them!!! I was not putting my bags down as it was disgusting. I had e-mailed them earlier and said was going to be late and had cash to pay them as per their online request!They hadn’t read the e-mail. Inside was disgusting! I have seen better furniture at the dump. “En-suite was minging , shower curtain was brown with dirt
