Harper Boutique Hotel is Kota Kinabalu’s latest boutique stay, ideally located on Sutera Avenue just a 5-minute walk from IMAGO Mall. With 45 cozy rooms designed with modern functionality, we offer the perfect blend of comfort, convenience, and warm hospitality.

Hotel rules**:
- The property collects a cash deposit of RM100.00 upon check-in and is refundable on check-out.
- MYR10 tourism fee per night is to be paid at the property and is not included in the total amount.
- Smoking is strictly prohibited within the hotel premises; failure to comply will result in a penalty of RM500.
- No pets allowed.
- Guests are advised to be considerate and keep the volume down at night.
- Guests are not allowed to bring local fruits such as durian, mangosteen and jackfruit into the premises; failure to comply will result in a penalty of RM300.
- Guests shall not damage, alter, or remove room furniture and fittings.
- Guests shall not exceed the specified maximum room occupancy.
- A penalty of RM50 will be incurred for any lost/damage to the hotel room key card.

**The hotel management reserves the right to forfeit the damage deposit of guests found violating the hotel rules.
** Under Sections 3 & 4 of the Innkeeper Act 1952, the hotel will not be held responsible for any valuables left in the room.

Child policies:
- Children of any age are welcome.
- Children aged 13 years and above are considered adults at this property.

Extra bed policies:
- There is no capacity for extra beds at this property.

Parking policies:

Option 1 - Parking at Sutera Avenue Basement car park: rates are RM2.50 nett for the first 2 hours, and subsequent hours will be charged at RM1.50 (Rates starting from 1st July 2025).

Option 2 - Parking at Harbour City open space parking (opposite the building on Sutera Avenue), from 6:00 am to 11:59 pm. The first 15 minutes are free, followed by the first 3 hours at RM3.00, with subsequent hours charged at RM1.00 (maximum of 3 hours). From 12 am - 5.59 am, the first 15 minutes are free, then every 2 hours are at RM1.00.

Cancellation & refund policies:

1. 3 Days before arrival, free cancellation.
2. 0-2 days before arrival, 100% total amount of booking charge.
3. No-Show 100% total amount of booking charge.
4. The hotel will not entertain any refund request from checked-in guests who decide to shorten their stay without any credible reason.
