Check-in is 14:00-20:00 at the Rose's Roadhouse restaurant counter every day. Arrivals after 14:30 require advance notice. Same-day online bookings close at 18:00. Arrivals after 20:00 are not accepted. Checkout is by 12:00 noon. Late checkout is subject to approval, THB 200 per hour, until 16:00 at the latest.

The entrance locks at midnight. Registered guests have independent key access; there is no curfew. Quiet hours are 22:00-10:00. The lead guest must present a passport or government-issued photo ID.

Children of all ages are welcome. Guests under 18 must stay with a parent or legal guardian. Maximum occupancy is two adults plus up to two children per room. Children may share existing beds free. A maximum of one extra bed per room costs 50% of the room's nightly rate; up to two children may share it. No cots are available.

Refundable deposits collected at check-in: THB 300 room security deposit and THB 100 key deposit. One dog or cat of any size is allowed per room with a THB 300 refundable pet deposit. Deposits are returned when there is no damage or excess mess and the key is returned. Pets must be leashed in common areas, kept off bedding, and never left unattended.

Smoking is allowed only outside on the patio or a private balcony. Smoking inside a room incurs a THB 2,000 charge. Visitors are allowed; the registered guest is responsible for their visitors' noise, damage, cleaning, and overnight occupancy compliance.

Free cancellation until 24 hours before check-in. Cancellations inside 24 hours and no-shows are charged the first night only. Standard minimum stay is one night; maximum online stay is 30 nights.

Prices include all taxes and service fees. Refundable deposits are separate. Cash and Thai QR are accepted at the property. Breakfast and meals are not included.
