General Group Booking Terms

By making a group reservation through you agree to the following terms and conditions as set by and as set by the hostel in question.

  • In order to make a group reservation on it is necessary to pay a deposit. The balance is due directly to the hostel according to their payment conditions.
  • The booking deposit is non-refundable.
  • Please note that any cancellations must be notified directly to the hostel at least 24 hours in advance of your scheduled arrival date, unless otherwise stated in the hostel's conditions.
  • are not responsible for changes or amendments to your reservation once it has been processed. All correspondence with regard to changes to your booking need to be dealt with directly with the hostel.
  • Cancellations for reservations must be made directly with the hostel and must conform with the individual hostels cancellation policy (see below)
  • It is your responsibility to pay the balance of your accommodation cost to the hostel in accordance with their payment conditions (see below). Failure to do so may result in your reservation being cancelled by the hostel.
  • Individual hostels may have special booking conditions relating to group stays, please read the hostel booking conditions carefully before making your reservation.

Hostel Specific Terms & Conditions

The remainder of the amount due will be charged to your credit card ???? Should numbers or room selection change, the per person deposit times the number of people who actually travelled will be deducted from the total accommodation charge levvied by the hostel.

The following group types are not accepted by this hostel: Holiday with Friends, Junior / Primary School, High / Secondary School, College / University, Business Trip, Stag/Hen/Bachelor Party, Sports Group, Cultural Group If you have misrepresented the type of group you are booking for, your booking may be cancelled by the hostel."

Any cancellations resulting from agreement to these terms and conditions under false pretences will result in loss of deposit.

Welcome to Big Tree, a backpacker hostel, beach bar, garden bistro & wood fired kitchen on the beach in Bai Xep Vietnam!

With clean and comfortable single dorm beds, open-air bar and kitchen, varied and affordable menu, spacious green-edged yard, and beach frontage, Big Tree offers rest and refreshment in a relaxed atmosphere to travellers and day visitors of all ages and nationalities. Big Tree also offers free WiFi, air conditioning, travel advice and daily happy hour. Activities include surfing, body boarding, swimming, boat trips and fishing with locals, tours to the nearby waterfalls and music and dancing by the beach bonfire.

We savour every moment we spend in this special place on the very seashore at the edge of the bustling fishing village of Bai Xep, observing the changing of the seasons, watching fishermen bring in their catch and feeling winds shift throughout the day. We look forward to welcoming you to Big Tree!

Our little fishing village of Bai Xep is self sufficient, nobody is hungry, and the locals are content and happy with their life. It is unsullied by rampant tourism and, with your help, we can keep it that way. Tourism can easily become a negative influence on life for the locals. Should you wish to make a donation we simply ask that this be done through the local school rather than indiscriminately in the streets. Feel free to ask a member of staff.     This place is located in a beautiful spot on a pretty much private beach. The staff are so helpful and friendly. The resturaunt offers a variety of lovely western and vietnamese dishes. The private rooms are of high standard and the dorm rooms are basic but definitely good value for money. If you want to step out of your room straight onto the beach away from the main tourist traps and see the real vietnam then this is the place for you!

    Hostel is right on the beach and is way nicer than the last beach hostel I stayed at. Restaurant has good food and nice atmosphere. 2 out of the 4 showers have hot water and I couldn't work out how to use 1 of them.

    Big Tree’s primary selling point is the location - unbelievable! Situated about 10 metres from the shoreline, in a beautiful quiet cove. A little bit rough and ready, but that’s part of the charm. Beds are a little bit hard, but the sound of crashing waves (and no bikes or blaring horns) will help you sleep. Good restaurant too - not too many super-cheap options, but the food is worth the money. Good atmosphere, plenty of toilets. Showers are average. Recommended as a quiet beach stop for sure!

    Decent hostel on the beach so can't ask for much more, was a lot of sand in the rooms but that is expected and the food was was really good but a bit expensive overall recommend this place

    The rooms were a bit dirty and security was a bit on the soft side. However the location makes up for it. You come here to relax and if you manage to get there when the weather is good you will love it. The beaches are really beautiful but there's a lot of construction going on. It's slowly turning in to a resort so in a few years it won't probably have the "backpacker feel". The restaurant and staff is amazing!

    I the hostel was honestly average. But the location was fabulous. Honestly, I didn’t go to this place for hostel, I went for the experience of the village and the solitude of the beach, which is what I got. The hostel itself provided good services for transportation, nice hot showers, and I loved the hammocks. Food was a bit pricey so I ended up eating in the village but they make a good coffee shake! Beds provided mosquito nets, which were life savers! Sincerely, A solo traveler

    the bathroom in our dorm wasn’t able to be used. The beds were very uncomfortable and the smell from bathroom made the dorm stink. Service for food was bad-when we did order our food the order was forgotten 3 times, so we waited for over an hour the order was cancelled altogether. We booked a night bus and they told us it was all sorted, late the next morning we were told the bus hadn’t been booked so had to spend another night there having already paid for other accommodation. Beach was beaut!

    Bed bugs. Super expensive food and drink but can’t go anywhere, so no other option. Showers and toilets are super bad for what it cost. Staff is nice, but from time to time they speak in vietnamise and look at you laughing in your face, and you have no idea what’s happening. I found it rude.. if I do that to them is rude. Its not that bad, but definitely not worth the money.. i wouldn’t recommend it.

    Not a bad location but the place doesn't really feel like it it is being taken care of. There's a hole in the roof in the shower and it's generally not particularly clean. I also had to leave early and was told there would be a 6am breakfast, getting up at 6am there was no one around and definitely no breakfast. Perhaps just a little lax management, so the place is quite run down. Great location on the beach though.

    Very calm place, especially nice when warm out. Bathrooms and bedrooms not very clean. Sheets had weird stains. Food was very good, but its basically the only place within walking distance so not really a lot of other food options. Not much to do during the day so if its not nice out, then it sucks because the biggest attraction is the beach. Good if you need a respite away from people.
