We’re delighted to have you consider staying with us. Roy’s Villa is a social, experience-focused place created for travelers who enjoy shared activities, meaningful connections, and authentic local experiences. We regularly organize group activities such as cooking classes, sunrise hikes, sunset walks, cycling tours, and social evenings, all designed to bring guests together in a relaxed and memorable way.

As a family- and friends-run experience, Roy’s Villa is best suited for travelers who appreciate community, shared moments, and a stress-free stay where activities, meals, and experiences are thoughtfully organized for you. For guests seeking a quiet stay focused mainly on independent plans or minimal social interaction, there are many other wonderful accommodations around Sigiriya that may better suit those preferences.

With over 40 guests at a time, our social atmosphere is an important part of the Roy’s experience. Community events, including karaoke nights (held up to twice a week and ending by 11:00 PM), are planned based on the overall guest vibe to ensure an enjoyable experience for everyone.

We also offer complimentary experiences such as cooking demonstrations and sunset walks, along with delicious local cuisine—mostly vegan—served in a welcoming communal setting where you can connect with Roy and fellow travelers. For a truly authentic local experience, you may also spend time with farmers in their rice fields or enjoy a refreshing swim in the nearby natural lake, where wildlife sightings, including elephants, are sometimes possible.

House Rules & Important Information:
• Cancellation Policy: Free cancellation up to 3 days before arrival
• Check-in: From 3:00 PM onward (guests arriving earlier are welcome to enjoy our common areas or swimming pool while rooms are prepared)
• Check-out: 10:00 AM
• For your safety, no guests may leave the property between 7:00 PM and 6:00 AM without prior notice due to wild elephants in the area. Advance notice is required so we can arrange safe transport.
• Maximum Stay: 4 nights
• Group Policy: No groups larger than 6 guests
• Payment: Cash only (LKR / USD / Euro) upon arrival
• Breakfast: Not included in room rates; available at our café for an additional charge
• Smoking: No indoor smoking; designated smoking areas are provided
• Reception: Open 24 hours
• Parking: Free parking available
• Age Policy: 18–60 years old (exceptions may be considered with direct contact)
