1. Introduction

Welcome to Rest Boutique Portobello, our boutique-style shared house in the heart of Notting Hill. Operated by us — Juli & Nic — this location offers a charming and peaceful environment ideal for short-term guests seeking comfort, privacy, and style.

Please read these Terms & Conditions carefully. By proceeding with a booking, guests agree to abide by all policies outlined below, which are designed to ensure a safe and enjoyable experience for all occupants.

2. Age Restriction Policy

Due to the shared nature of the property, guests must be aged 21–60 years to stay at Rest Boutique Portobello. This policy is legally justified under the UK Equality Act 2010 for shared accommodations.

No children or infants are permitted.
No exceptions can be made to this age requirement, even with accompanying adults.

Passports are required for all guests to verify identity and age.
Misrepresentation of age may result in cancellation without refund.

3. Pre-Check-In Requirements

To access the property, guests must complete the mandatory pre-check-in process via ChargeAutomation at least 24 hours before arrival (or immediately for same-day bookings after 3 PM):

- Upload a valid passport for each guest
- Sign the Terms & Conditions
- Authorise a £250 security deposit
- Receive digital access instructions on the day of arrival (after 12 PM)

Failure to complete this process will result in automatic cancellation and no refund eligibility.

4. Check-In / Check-Out Policy

Check-in: From 3:00 PM to 10:00 PM (no late check-in permitted)
Check-out: By 10:00 AM
Early check-in or late check-out: Available only via the Guest Portal, subject to availability and extra fees

Self check-in only — access codes are released digitally after pre-check-in

If you arrive after 10:00 PM, your reservation will be marked as a no-show, access codes will be deactivated, and the room will no longer be available.

5. Quiet Hours & Guest Conduct

To ensure a peaceful environment for all:

Quiet hours: Strictly observed from 10:00 PM to 9:00 AM

No smoking or vaping allowed anywhere on the property — indoor or outdoor

Parties and visitors are not allowed under any circumstances

Only pre-approved, registered guests may enter or stay on-site

Unauthorised guests may result in eviction and full deposit retention

6. Room Facilities & Shared Spaces

Each room includes:
- UK double bed
- Towels and linens
- Coffee machine (initial pods provided)
- Mirror, hairdryer, wall hanger, bedside socket, window
- TV (select rooms only)
- Shared kitchenettes are available for light food preparation. Not all rooms include private cooking or fridge facilities — please check your listing.
- Bathrooms: Rooms have either shared or private bathrooms — this must be confirmed at the time of booking.
- There is no guest-accessible laundry at this property.

7. Housekeeping & Cleaning
Rooms are professionally cleaned before check-in
No mid-stay housekeeping for short bookings
Weekly cleaning available by request for longer stays (fees apply)
Towel refresh available for stays over 5 nights
Excessive mess, stained linens, or misuse of the property may incur additional cleaning fees per our Financial Guidelines

8. Parking & Luggage

There is no on-site parking at Portobello. We recommend using JustPark or Parkopedia for nearby options.

No on-site luggage storage

Early check-in (fee applies) is the best option to drop bags.
Alternatively, we suggest Bounce for local luggage storage.

9. Safety & Security

No tampering with smoke detectors or safety equipment

No illegal activity or use of the property for escort or sex work — immediate eviction and police notification will follow

Guests are responsible for the conduct of any person they attempt to bring onto the property

10. Payments, Deposits & Cancellations

All bookings require a £250 security deposit via debit/credit card

Refundable after check-out if no damage or violation occurs

Cancellations and refunds must be requested via the booking platform (e.g. Booking.com, Airbnb)
We cannot override or approve refunds directly

Non-refundable if pre-check-in is not completed on time

11. Communication & Support

All guest communication must go through your booking platform.

Support hours:
Mon–Fri: 9:00 AM–6:00 PM (check-in support until 10:00 PM)
Sat–Sun: 12:00–5:00 PM (check-in support only)

12. Legal & Final Notes

We reserve the right to cancel or refuse entry if any policy is violated

Guests are responsible for any damage, missing items, or fines incurred during their stay
