Because you are making a Group Booking, there are additional Terms and Conditions that apply. Please read them and click 'I Accept' below to continue with your booking

General Group Booking Terms

By making a group reservation through you agree to the following terms and conditions as set by and as set by the hostel in question.

  • In order to make a group reservation on it is necessary to pay a deposit. The balance is due directly to the hostel according to their payment conditions.
  • The booking deposit is non-refundable.
  • Please note that any cancellations must be notified directly to the hostel at least 24 hours in advance of your scheduled arrival date, unless otherwise stated in the hostel's conditions.
  • are not responsible for changes or amendments to your reservation once it has been processed. All correspondence with regard to changes to your booking need to be dealt with directly with the hostel.
  • Cancellations for reservations must be made directly with the hostel and must conform with the individual hostels cancellation policy (see below)
  • It is your responsibility to pay the balance of your accommodation cost to the hostel in accordance with their payment conditions (see below). Failure to do so may result in your reservation being cancelled by the hostel.
  • Individual hostels may have special booking conditions relating to group stays, please read the hostel booking conditions carefully before making your reservation.

Hostel Specific Terms & Conditions

The remainder of the amount due will be charged to your credit card on arrival. Should numbers or room selection change, the per person deposit times the number of people who actually travelled will be deducted from the total accommodation charge levvied by the hostel.

The following group types are not accepted by this hostel: Junior / Primary School If you have misrepresented the type of group you are booking for, your booking may be cancelled by the hostel."

Any cancellations resulting from agreement to these terms and conditions under false pretences will result in loss of deposit.

Property Description

Hoang Kim Homestay offers accommodation with Dzay ethnic family in Sa Pa. There're 3 houses manages by their brother and sister.
You can learn more about local minorities's culture though cooking class, handicraft workshop, volunteer activities which are organized by Kim's family.

Most of local food and drinks're available here so just stay lazy time and relax.

Great Views of the mountain are featured in certain rooms. Each private room is equipped with a private bathroom with big mountain and terraced field view. For your comfort, you will find free toiletries and a hairdryer.

There is a 24-hour front desk at the property.

Bike hire is available at this bed and breakfast and the area is popular for trekking, hiking and great for quite time. View House Rules

    Kim was the sweetest host! We arrived right when another big group was staying there, and she wanted us to stay in a private room without paying extra even though we payed for the dorm room. When we had the family dinner, it was only the three of us but she was so sweet and the food was amazing. Although the weather wasn’t at its best, she still made our stay in Sapa very great. Best recommendations from us ❤️

    Location itself was amazing. Family were great. Hammocks overlooking rice Fields were a great welcome. Family Dinner was great and locals too. The road down is. Nightmare.

    Amazing family dinners, the whole family was very friendly, played cards with one of the teenagers after dinner. They have awesome hammocks to relax in with a beautiful view.

    I had a blast staying at Hoang Kim homestay. I met some really great people there, enjoyed the family dinner, and I had an amazing (though quite difficult) trek with Dat and a local guide. If I ever make it back to Sapa, I'd gladly stay here again. PS, I highly recommend getting a private room with a gorgeous view. You will not regret it.

    Genuine homestay, not like 90% of properties that purport to be homestays but are purpose built guest houses. As genuine homestay rooms are 'rustic', but personally it was what I was looking for. (I had a private room, great views) Kim is a lovely host, and yes, family meal is amazing, don't eat anywhere else !. Good location, great treks on your doorstep. If I was to do it again would do 2 or 3 nights here, 1 night sapa town so I could access sites other side of sapa easier. Recommended

    This homestay in Ta Van was fab, the family were SO accommodating, the location was beautiful, and there were lots of other backpackers there. Family dinner was delicious and a full table! We also booked a 6h trekking tour through them and our guide (Ta) was fantastic. A lovely family that made our stay in Sapa very special!

    The Homestay was lovely. Unfortunately we didn't end up staying as my travel companion slipped out walking and broke her leg so we had to return to SaPa Thank you so much to fellow traveller Andy, without whole I have no idea how we would have managed. Andy please contact Rachel on so we can reimburse you. It is a wonderful area and so I hope to return soon

    I Didn’t know why this place got great reviews. It was a little dirty, the beds felt wet from the cold, a few mosquitoes and bugs. However the Family/staff were amazing and so helpful. We left some headphones there and they drove them into town for us and only charged one way (its a 30min uneven road drive).The family dinner was AMAZING. The outside area was nice, relaxing, chilling in the hammocks, great views. Only other issue was the really annoying ladies who kept coming in to sell things
