Because you are making a Group Booking, there are additional Terms and Conditions that apply. Please read them and click 'I Accept' below to continue with your booking

General Group Booking Terms

By making a group reservation through you agree to the following terms and conditions as set by and as set by the hostel in question.

  • In order to make a group reservation on it is necessary to pay a deposit. The balance is due directly to the hostel according to their payment conditions.
  • The booking deposit is non-refundable.
  • Please note that any cancellations must be notified directly to the hostel at least 24 hours in advance of your scheduled arrival date, unless otherwise stated in the hostel's conditions.
  • are not responsible for changes or amendments to your reservation once it has been processed. All correspondence with regard to changes to your booking need to be dealt with directly with the hostel.
  • Cancellations for reservations must be made directly with the hostel and must conform with the individual hostels cancellation policy (see below)
  • It is your responsibility to pay the balance of your accommodation cost to the hostel in accordance with their payment conditions (see below). Failure to do so may result in your reservation being cancelled by the hostel.
  • Individual hostels may have special booking conditions relating to group stays, please read the hostel booking conditions carefully before making your reservation.

Hostel Specific Terms & Conditions

The remainder of the amount due will be charged to your credit card on arrival. Should numbers or room selection change, the per person deposit times the number of people who actually travelled will be deducted from the total accommodation charge levvied by the hostel.

The following group types are not accepted by this hostel: Junior / Primary School If you have misrepresented the type of group you are booking for, your booking may be cancelled by the hostel."

Any cancellations resulting from agreement to these terms and conditions under false pretences will result in loss of deposit.

Property Description

Hoang Kim Homestay offers accommodation with Dzay ethnic family in Sa Pa. The house is located on a hill overlooking rice terraces and mountains (do not worry, the hill is easy to get to).

You can learn more about local minorities's culture though cooking class, handicraft workshop, volunteer activities which are organized by Kim's family.

Most of local food and drinks're available here so just stay lazy time and relax.

Great Views of the mountain are featured in certain rooms. Each private room is equipped with a private bathroom with big mountain and terraced field view. For your comfort, you will find free toiletries and a hairdryer.

There is a 24-hour front desk at the property.

Bike hire is available at this bed and breakfast and the area is popular for trekking, hiking and great for quite time. View House Rules

    I had a wonderful stay at Mrs Kim Homestay. She is an adorable person and a great cook. Ta Van is a beautiful place located in the middle of a rice fields valley, you can go trekking and do many things from there. If you stop there, please spend few nights at Hoang Kim homestay, you won't regret it.

    Loved our stay at Hoang Kim Homestay in Sapa, it was located out of town which is what we were looking for and had an amazing view of the countryside. The rooms were nice and the host was even better, would highly likely recommend for anyone looking to get out of sapa town and enjoy a more relaxed dinner experience!

    Miss Kim’s homestay was absolutely wonderful! She was so kind and sweet, waking up every morning early to make me breakfast. Family dinner was the best meal I had the whole time there, she even catered to me being vegetarian! Beautiful location in the middle of the mountains. Highly recommend

    Kim was the sweetest host! We arrived right when another big group was staying there, and she wanted us to stay in a private room without paying extra even though we payed for the dorm room. When we had the family dinner, it was only the three of us but she was so sweet and the food was amazing. Although the weather wasn’t at its best, she still made our stay in Sapa very great. Best recommendations from us ❤️

    You’re essentially accepted into Kim’s home. She is so lovely and so generous and maybe most importantly an AMAZING cook. Living here is simple but it has everything you could want, comfortable beds, lots of blankets, great hang out areas and again, great food. It’s the perfect place to get some zen away from Vietnam’s cities and go for some walks.

    Genuine homestay, not like 90% of properties that purport to be homestays but are purpose built guest houses. As genuine homestay rooms are 'rustic', but personally it was what I was looking for. (I had a private room, great views) Kim is a lovely host, and yes, family meal is amazing, don't eat anywhere else !. Good location, great treks on your doorstep. If I was to do it again would do 2 or 3 nights here, 1 night sapa town so I could access sites other side of sapa easier. Recommended

    The Homestay was lovely. Unfortunately we didn't end up staying as my travel companion slipped out walking and broke her leg so we had to return to SaPa Thank you so much to fellow traveller Andy, without whole I have no idea how we would have managed. Andy please contact Rachel on so we can reimburse you. It is a wonderful area and so I hope to return soon

    We (a couple) stayed in a private room. Unfortunately we were the only guests there and no one spoke English, but they did look after us. The hostel itself is in a lovely location with amazing view and hammocks to lie in, our room felt secure and clean. There is access to a pool. We had the ‘family dinner’ - an amazing experience, the food was lovely with lots of options. Breakfast was pancakes or noodles. The hostel sorted taxis and a day trek at reasonable prices.

    i came during the off season. I should not have stayed at a home stay. The home stay was not very welcoming, almost no one spoke english. I was the only tourist there, and to get there it was incredibly difficult and the roads were very bumpy. On top of that once you arrived, you have to walk 100m uphill with all your luggage, where the roads again are not great. I got sick, likely from the food I ate when I had dinner with the family. I was followed by many hmong asking me to buy their goods
